REAL MODERN TERRAIN ARTS ADVANCES HILLSIDE PREFAB DEVELOPMENT WITH FORMAL PARTNER VETTING FOLLOWING CITY OF PHOENIX FACT FIND REVIEW

Phoenix, Arizona — Real Modern Terrain Arts (RMTA) hillside prefab development in Sunnyslope has progressed to the next phase following a formal City of Phoenix Fact Find review. The review confirmed the project's eligibility under the City's Hillside (HL) zoning designation, with a gross site area of 3.5 acres at 1104 E. El Caminito Drive, located within the North Mountain Village.

The City's preliminary evaluation outlined key development parameters, including hillside density requirements, slope analysis, building height limits, and disturbance thresholds. RMTA is now incorporating these findings into its updated site planning and partner selection process.

The Fact Find also reaffirmed that the site is not archaeologically sensitive, and is eligible for modular construction pending slope analysis, hillside grading compliance, and architectural integration with the natural terrain.

Over the past year, RMTA has worked to advance the project, including overturning votes to demolish the historic White Gates residence in an effort to relocate the structure to the hillside property. Although the relocation ultimately fell through due to external factors, the effort underscored RMTA's commitment to preservation‑minded development.

RMTA is moving decisively toward new partnerships with United Tiny Homes to supply modular units for the project. This introduces AuxBungalow, a compact accessory‑dwelling model developed with United Tiny Homes. This modular approach supports flexible infill opportunities, expands the local housing inventory, and advances the City's goals for sustainable density and attainable housing within established neighborhoods.

The neighborhood, originally platted as Little Beverly Hills, provides the mid‑century context that guides this proposal. Each unit is clad in Corten steel panels and built to operate fully off‑grid using integrated solar and thermal‑efficiency systems. The homes incorporate key bungalow features, including a functional front porch, an electric fireplace, and built‑in interior elements, ensuring compatibility with surrounding neighborhood character and supporting long‑term livability and desirability as a vacation rental.

RMTA is currently vetting United Tiny Homes as a potential custom home builder partner for the Sunnyslope site. The City's Fact Find confirmed that modular homes may be considered on the property, provided they meet hillside architectural standards, permanent foundation requirements, and blend with the natural context.
