HOMESMART AGENT AND PRESERVATIONIST BEN BROSSEAU ANNOUNCES ADVANCEMENT OF FIRST HILLSIDE DEVELOPMENT IN NORTH PHOENIX AT 12TH STREET AND BUTLER DRIVE

Phoenix, Arizona — The studio has formally entered escrow on its inaugural ridgeline parcel near the intersection of 12th Street and Butler Drive, and is now under contract to deliver 20 prefab homes to market. This five-acre project marks a milestone expansion for the firm as it scales terrain-led modular architecture across the region.

The five-acre ridgeline parcel — originally platted in 1920 for five stick-built homes — is being fully replatted to accommodate twenty architect-led prefab residences. A secured private entrance off of Butler Drive and a preserved historic switchback trail define the site's circulation, with each home oriented to capture 365-degree mountain and city views.

RMTA operates a one‑for‑one production model: every market‑rate home sold funds a paired shelter unit deployed through St. Vincent de Paul. United Tiny Homes has been named manufacturing partner, bringing precision modular fabrication to the project. The site will also feature the Desert Tortoise Discovery Center — a modular micro‑museum and ecological education hub anchoring RMTA's community programming.

Arizona vocational colleges are actively exploring the site as a live open-air classroom for Prefab Arts training, embedding workforce development directly into the construction process. The Sunnyslope project inaugurates RMTA's terrain-first methodology and establishes the firm's scalable model for modern desert infill across Arizona and California.

About Real Modern Terrain Arts

Real Modern Terrain Arts (RMTA) is a Phoenix-based architecture and development studio specializing in terrain-integrated modular housing. Grounded in the preservation of mid-century modern design principles and historical desert landscapes, RMTA replaces conventional grading and traditional infrastructure with high-end, precision-engineered prefab residential communities. Operating on a strict "one-for-one" social impact business framework, every market-rate home sold by RMTA funds a paired modular shelter unit donated to St. Vincent de Paul to combat regional housing insecurity. By aligning advanced manufacturing with site-conscious architecture, RMTA is pioneering a scalable model for modern desert infill across the Southwest.
